Each of the real estate that is registered has a unique code for them, which is the so-called cadastral reference. This gives a lot of information about the real estate, both basic data such as the location, such as linked files, surface area, what destination the property has, what it is used for, who is the owner, what is the quality of the construction, etc.

Now that you are more clear about what the Cadastre is, the next step is to know what the cadastral reference is. In this case we refer to a identifier of the real estate. It is official and mandatory and consists of a 20-character alphanumeric code (between numbers and letters).

The cadastral reference is assigned by the cadastre kept by each city council and is a unique identifier, that is, no two real estate can have the same exact alphanumeric code.

Within that code, we can find two types of records, urban and rustic. And each of them has the characters in a certain way since, depending on the type of cadastral reference, they refer to different terms.

For example, in the case that it is an urban cadastral reference you will find that:

  • The first seven characters determine whether the property is a farm or a parcel.
  • The seven second characters tell us which sheet of the plan it is on.
  • In the following four characters we find which is the property within the farm or plot.
  • And the last two are just control characters, that is, they are the ones that ensure that the previous 18 characters are correct.

Y in the case of the rustic cadastral reference? The characters determine the following:

  • The first two indicate the province in which the property is located.
  • The next three locate the municipality in which it is located, within the province.
  • A single character is the one that determines which sector or area of ​​land consolidation is the location of the property.
  • Another three characters give us the exact location of the polygon.
  • The following five give us the information of which is the corresponding parcel within the polygon.
  • Of the remaining six, the four following the previous ones offer us information on which are the properties that exist on the plot and, the last two, as happened in the urban cadastral reference, are for control.

On the IBI receipt

The IBI is the Real Estate Tax, and the cadastral reference of the property in question must necessarily appear on it. Thus, you would only have to have an IBI receipt at hand to locate that 20-character code to obtain it.

In some cases, this number is also reflected in the deeds of sale or even in the certificates of occupancy.

By Internet

To know the cadastral reference you only have to access the electronic headquarters of the Cadastre. This can be found at sedecatastro.gob.es.
